Jarrell ISD registered a $48.0M elementary school with Texas TDLR on Oct. 9, 2026, the largest of four new Williamson County filings worth $77.7M. The others are a Georgetown animal shelter addition, a Sam’s Club remodel in Round Rock and an Enovis cleanroom.

Why it matters

Williamson County produced 43 of the 126 TABS registrations in the Austin region from Sept. 29 to Oct. 13, 2026, second only to Travis County. Six of those cleared $5M, for $633.5M in all. This morning we covered the $550M Hutto data center and the Leander furniture store in the retail roundup. This piece covers the other four.

For a general contractor or subcontractor, the mix matters more than the total. Only two of the four are private: a Sam’s Club interior remodel and an Enovis cleanroom buildout. The other two are public: a school and a county building. A builder reads the school as a signal about rooftops, and a GC reads all four as bid lists.

The numbers

Costs are the estimated costs declared on each TABS registration, not bids or contracts.

  • Jarrell, $48.0M: Jarrell ISD, Atlas Ranch Elementary School, TABS2027003241, registered Oct. 9, 2026. New construction of 127,670 sq ft at 601 CR 344, designed by Huckabee, starting Jan. 18, 2027 and ending May 12, 2028. Public funds.
  • Georgetown, $14.0M: Williamson County, Regional Animal Shelter Addition, TABS2027002295, registered Sept. 29, 2026. A 20,000 sq ft addition with first-floor kennels and second-floor offices at 1855 SE Inner Loop, designed by Quorum Architects, starting Nov. 1, 2026.
  • Round Rock, $9.7M: Sam’s Club remodel, TABS2027002349, registered Sept. 30, 2026. The owner on the filing is Wal-Mart Stores Inc. The 135,000 sq ft club at 130 Sundance Pkwy adds about 4,000 sq ft for pickup-order storage, a cafe and a shop in the coolers. Work runs June 13 to Oct. 28, 2027.
  • Enovis cleanroom, $6.0M: TABS2027002745, registered Oct. 5, 2026. The filing labels the facility Enovis - Cedar Park; the suite is at 2105 Scottsdale Dr. An interior buildout of a roughly 5,440 sq ft cleanroom and an equipment mezzanine in a 106,600 sq ft warehouse suite at 2105 Scottsdale Dr, starting Nov. 2, 2026.

Our sum: $48.0M + $14.0M + $9.7M + $6.0M = $77.7M. Adding the Hutto data center ($550M) and the Leander Rooms To Go ($5.8M) gives $633.5M. We do not describe Atlas Ranch beyond the filing, which does not say whether it serves a master-planned community.

What’s next

The Georgetown shelter addition starts first, on Nov. 1, 2026, and the Enovis cleanroom follows on Nov. 2. The Jarrell school and the Sam’s Club remodel start in January and June 2027. Contractor and subcontractor registrations on those four will show who builds them. We will report them when they appear. Our full Austin coverage is at /markets/austin/.
