A $30 million interior finish-out permit covering Level 5 of Building No. 1 at 11102 S Zarzamora St has been issued by the City of San Antonio, submitted July 14, 2026 and cleared Oct. 15, 2026. The same permit number also carries a Plumbing Medical Gas Permit, a mechanical permit and general plumbing and electrical permits, all filed the same day, pointing to a health care or surgical build-out on the South Side in Council District 4.

Why it matters

Medical gas lines (oxygen, vacuum and nitrous systems) are permitted separately from standard plumbing because they fall under a distinct code. Pairing that permit with an 89,892 sq ft interior build-out at a $30 million declared valuation points to a clinical-grade tenant rather than a standard office or retail finish-out.
