South Florida owners lost 41 properties at auction last week
41 South Florida properties sold at foreclosure auction Oct. 5-11: 21 to outside buyers, 20 to lenders on credit bids, led by a $1.28M Palm Beach lender win.
South Florida owners lost 41 properties at county foreclosure auctions between Oct. 5 and Oct. 11. Outside buyers took 21 of them, and lenders took back the other 20 on credit bids, according to our review of the three county auction records.
Why it matters
Every one of these sales ended an ownership. The split shows who is stepping in: roughly half found a buyer willing to pay cash at the courthouse steps, and half went back to the lender, which now holds the property as real estate owned.
For investors, the 21 third-party sales are the live price signal. For owners and neighbors, the lender-held half is inventory that may reach the market later.
The numbers
By county, Broward led with 19 sales (9 third-party, 10 lender), Miami-Dade had 16 (9 and 7), and Palm Beach had 6 (3 and 3). Another 79 scheduled sales in the same window did not complete and are excluded.
The largest lender bids:
- 3580 Aiken Ct, Palm Beach County: lender took it at $1,282,700 on a $2,220,426 judgment (Oct. 5).
- 19740 W Saint Andrews Dr, Miami-Dade: lender at $950,100 on a $2,028,398 judgment (Oct. 5).
- 4349 SW 173 Ave, Broward: lender at $710,100 on a $790,174 judgment (Oct. 6).
The largest outside sale was 1220 Manor Dr in Palm Beach County at $700,100 against a $547,764 judgment (Oct. 5), a buyer paying above the debt.
Some lender bids are tiny. At 7463 SW 188 Ter in Miami-Dade (case 2025-009056-CA-01, Oct. 6), the lender won with a $4,100 bid on a $1,504,314 judgment. At 2060 NE 55 St in Broward (CACE-25-015418, Oct. 6), the lender bid $600 on a $954,588 judgment.
A credit bid is not cash changing hands. The lender is owed the judgment and bids against its own debt, so a nominal bid generally means no outside buyer topped it. It does not suggest anything improper.
What’s next
Expect the lender-held properties to surface as bank-owned listings in the coming months. Our last big auction roundup tracked the top of the market; this weekly count tracks the base.
We will repeat this tally each Monday for South Florida, with the third-party share as the number to watch.
