Montgomery County recorded 27 deeds between Oct. 1 and Oct. 5, 2026 from Quadvest LP and Quadvest Management LLC to SJWTX Inc., according to the clerk’s index. They cover small reserves and tracts inside subdivisions such as Magnolia Reserve, Sendera Ranch and Grand San Jacinto. We counted each instrument once.

SJWTX does business as The Texas Water Company, per its Texas PUC filing in Docket 59279. The company’s parent, H2O America, said Oct. 1, 2026 that its Texas subsidiary completed the Quadvest acquisition, according to Yahoo Finance. The release did not state a price, and neither do the deeds.

Why it matters

Builders and land developers on the Montgomery County fringe buy water and sewer service from whoever holds the certificate of convenience and necessity (CCN) for the tract. The PUC docket lists the water transfer as moving areas from Quadvest’s CCN No. 11612 to SJWTX’s CCN No. 10692, and sewer from CCN No. 20952 to No. 20877. The utility’s tap fees, capacity commitments and timelines now run through a new owner. This is background for any builder with lots coming online in the Magnolia and Conroe corridors, and it is the sort of change that surfaces in a will-serve letter, not a press release.

The deed pattern fits a clean-up of site title: wells, plants and reserves recorded to the buyer after the close. That reading is ours. The deeds do not say why they were recorded.

Most deeds are special warranty deeds. We did not use any dollar amounts from these records because county OCR amounts are unverified. Our Houston desk will log the rest of the 27 instruments as the wire updates.

What’s next

The PUC docket remains the place to check which service areas were approved and mapped. Builders with parcels near these subdivisions should ask for current will-serve letters under The Texas Water Company name and confirm the CCN covering their tract. We will report more Montgomery County deeds from this grantee as they record.
