Stables Indoor Registers $6.5M Volleyball Building in Magnolia

Stables Indoor has registered a $6.5 million project called The Ranch Volleyball Building with the Texas Department of Licensing and Regulation, according to a TABS filing registered Oct. 20. The site sits at 14678 FM 1488 in Magnolia, in unincorporated Montgomery County northwest of Houston.

Why it matters

A TDLR TABS registration is required once a project’s estimated cost crosses $50,000, and it names the owner, designer and declared cost before a building permit is pulled, making it the earliest public record of the project’s scope. The filing lists Stables Indoor as owner and Duayne Freeman & Associates as the design firm. The registration confirms the project has advanced far enough in design to require an accessibility review; it does not by itself fix a construction start date.

The filing lists the building at 33,750 sq ft, which works out to roughly $193 per sq ft, and states the funds are not provided by a tenant. The Ranch name does not appear elsewhere in TDLR’s Montgomery County project history, and no other public record of the facility was found in a search of recent coverage.

TDLR’s own process moves from this initial registration through plan review before a project is marked complete, and TABS filings are routinely updated as review proceeds. Stables Indoor has not announced the facility publicly, and no county permit tied to the address was located alongside the TABS filing. Confirmation of a groundbreaking or opening date would come from a Montgomery County building permit or from Stables Indoor directly.
