Trammell Crow Company and PGIM have started the final phase of the 35 Eagle logistics hub in AllianceTexas, three speculative warehouses totaling 747,000 sq ft at 2501 Eagle Parkway in Fort Worth. Texas accessibility filings put the combined estimated cost at $40.3M.

Why it matters

The registrations show the project owner, a Trammell Crow land entity, committed to all three buildings in a single December 2025 filing, with no tenant attached. For brokers and lenders, that is a bet on Alliance absorption. Bisnow, citing Cushman & Wakefield, reported that Alliance absorbed more than 3.6M sq ft in the third quarter and has 8.3M sq ft under construction. Our related coverage of Fort Worth spec warehouses at Alliance shows the same pattern of developers building ahead of tenants.

The numbers

The Texas Department of Licensing and Regulation lists three registrations, all filed Dec. 16, 2025 with a Feb. 2, 2026 start and an April 1, 2027 completion:

  • Building B1: 500,000 sq ft, $25,000,000
  • Building B2: 107,000 sq ft, $7,000,000
  • Building B3: 140,000 sq ft, $8,300,000

Together that is 747,000 sq ft and $40,300,000, or about $54 per sq ft in registered cost. Bisnow described the project as about 756,000 sq ft, with a 508,000 sq ft cross-dock building; the filings carry slightly smaller figures, and we use the filed numbers. Registered cost on an accessibility filing is the owner’s estimate and may exclude land and some site work.

What’s next

Bisnow reported that construction financing came from Fifth Third Bank and American National Bank, and that CBRE is marketing the buildings for lease. No tenant has been named. The filings show a completion target of April 1, 2027, so the first leasing decisions fall in the next two quarters.
