The W South Beach closed August 20 at 2201 Collins Avenue, the day Reuben Brothers said it would when the firm and Hilton announced last month that the oceanfront Miami Beach hotel is becoming Waldorf Astoria Miami Beach, ending a nearly two-decade run under Marriott’s W flag, World Red Eye reported. The American Developer first reported the planned conversion on July 8, and today’s closure marks the point where that plan becomes construction.

Why it matters

Trading a W for a Waldorf Astoria is Reuben Brothers betting that a full repositioning, not the existing brand, is what pays back the more than $400 million it spent buying the hotel from RFR Realty and Tricap in 2024. It is also Hilton’s entry into the Miami Beach luxury market, giving the brand a flagship on Collins Avenue to compete with the area’s growing stack of newly built and newly renovated ultra-luxury product. For a South Beach hospitality market absorbing several simultaneous repositionings, one more marquee property going dark through two winter seasons tightens supply at the top end while the work is underway.

The numbers

The renovation reaches 348 oceanfront suites within the 407-unit property, plus the lobby, dining venues, spa, fitness center and event spaces, according to Hilton’s July release and World Red Eye. Plans include a redesigned 48,000-square-foot pool deck with private cabanas, with interiors led by Los Angeles-based Avenue Interior Design. Hilton has not disclosed a renovation budget. The hotel is targeting a winter 2027 reopening under Hilton management. Dino Michael, Hilton’s senior vice president and category head for luxury brands, said the rebrand will bring “a new chapter of elegance, one that honors the destination’s cultural energy, coastal beauty and iconic sense of style.”

What’s next

With the property now dark, the next milestone is a general contractor selection and permitting for the gut renovation, work South Florida hospitality and interior fit-out contractors will be bidding to win.
