ATX Building Park LLC has registered a $5,050,000 office and warehouse complex with the Texas Department of Licensing and Regulation, according to TABS project TABS2027003800, filed Oct. 16, 2026. The plan covers eight new buildings at 12410 Anderson Mill Road.

The record does not agree with itself on the city. Its location field reads “Austin, TX 78727” in Travis County. Its own scope-of-work text describes the complex as being “in Cedar Park, Texas.” We report both because the filing does not settle it, and a city permit will.

Why it matters

A privately funded, ground-up office and warehouse park of this size is a pipeline signal for contractors tracking new flex space in the northwest corridor. The owner, ATX Building Park LLC, lists a Liberty Hill mailing address. MOD: Architecture + Design, based in Round Rock, is the design firm of record, giving brokers and subcontractors a name to watch as the project moves from registration toward permitting.

The numbers

The TDLR filing covers 112,320 sq ft across eight buildings, new construction, on privately owned land for private use. The registration lists a start date of Dec. 1, 2026 and a completion date of April 30, 2027, a roughly five-month build window for the full complex. No tenant is assigned yet, according to the filing.

What’s next

The next state marker is the required accessibility inspection, which the owner must obtain from a registered accessibility specialist within a year of completion. The city permit, Austin or Cedar Park, will settle which jurisdiction reviews the site. With a Dec. 1 start date now on the public record, construction activity on Anderson Mill Road is the thing to watch through the winter, and a tenant announcement, if one comes, would be the next real signal for Austin industrial leasing.
