Evernorth Health Services has a $30.0M interior build-out registered for a new building in Lewisville, Denton County. The state filing describes general office, pharmacy distribution and warehouse space.

Why it matters

The Texas Department of Licensing and Regulation (TDLR) logged the project on Oct. 9, 2026. It covers Building 6 at Lewisville 121 Business Park Phase II, 1252 Spinks Road. The filing lists the work as new construction, privately funded, on private land.

For contractors, it is a priced, dated fit-out package in Lewisville with no general contractor named yet. For brokers, it puts 88,972 sq ft of the park on a health-services user.

The numbers

  • Registered cost: $30.0M, per the TDLR record.
  • Size: 88,972 sq ft.
  • Cost per sq ft: about $337 per sq ft of finish-out (our calculation, tenant improvement cost only, not land or shell).
  • Start: Dec. 1, 2026.
  • Completion: Oct. 30, 2027.
  • Design firm: BW Design Group.
  • Owner of record: a Phase II property entity with a Houston address. The filing lists the owner contact as the tenant.

The record does not name an operating brand for the building owner, so we do not attribute the shell to a developer here. It does not say whether Evernorth leases or owns the space, or how many jobs the site will hold.

What’s next

Construction is estimated to begin in about seven weeks. Contractors tracking the Lewisville submarket can watch for bid activity on the mechanical, electrical and pharmacy fit-out packages, though the filing does not name a general contractor.

TABS registrations are estimates filed ahead of work, and costs and dates can change. Texas requires accessibility plan review and inspection on projects of this size, so the TDLR record should be updated as the job moves.
