A Hillwood entity registered a $500M renovation of a Fort Worth industrial building with the state on Oct. 14, 2026. The project name on the filing is “Project Jay - Carrier.” The record does not name the occupant, so we cannot confirm Carrier as the user.

The building sits at 1501 Distribution Drive, Fort Worth, in the 76052 ZIP code. The state record lists the facility as Hillwood Alliance Westport 12 and the owner as Alliance Westport No. 12, Ltd., at Hillwood’s Fort Worth office address. It describes the work as selective demolition and upgrades to about 600,000 sq ft of an existing 1.2M sq ft facility.

Why it matters

This is a retrofit, not a ground-up shell. That changes who gets the work. Demolition, envelope, mechanical and electrical trades are the bidders, and the scope includes infrastructure for manufacturing lines.

For general contractors and subs near Alliance, the filing is an early look at a large bid package. Design is already attached: the record names Gray AES as designer.

The numbers

  • Estimated cost: $500,000,000, per the TDLR TABS filing.
  • Work area: about 600,000 sq ft of a 1.2M sq ft building.
  • Scope: new office space, mezzanines, stairs, an elevator, building envelope improvements, and infrastructure to support 3 manufacturing lines.
  • Schedule: Dec. 1, 2026 start, Sept. 1, 2027 completion.

The budget works out to roughly $833 per sq ft across the 600,000 sq ft work area. That is our arithmetic from the filing, not a figure the record states.

What’s next

The filing is a registration. TDLR’s accessibility process starts here, and it does not show contracts, permits or a tenant announcement. Watch Fort Worth permit records for the building under that address, since a permit would confirm scope and name the general contractor.

Contractors who want in have about seven weeks before the listed start date. For other large filings in the region, see our report on KDC’s Plano campus filings and the Dallas-Fort Worth market page.
