Lennar and David Weekley Homes took title to at least 12 residential lots in four Montgomery County subdivisions through four special warranty deeds recorded between Oct. 14 and Oct. 23.

For smaller builders bidding on finished lots north of Houston, the deeds show which subdivisions these two buyers are already closing in.

Why it matters

Texas deeds do not state a sale price, so the record shows who bought and where, not what they paid. Lot counts here come from the legal descriptions in the clerk’s index. Lennar bought in one subdivision. Weekley bought in three, from three different sellers, inside the same nine days.

Each lot is described by section, block and lot number on a recorded subdivision plat. That means the streets and utilities are platted, and the lots are ready for a builder to start a house once permits clear.

The numbers

  • Lennar: lots 1, 2 and 6 through 8, Block 1, Avalon Ridge Section 2, from 1484 Holdings I LLC and two SVAG entities, instrument 2026112683, recorded Oct. 23. Friendswood Development Company is a co-grantee.
  • Weekley: lots 3 and 4, Block 1, Audubon Heron Run Section 14, from Audubon Magnolia Development LLC, instrument 2026113174, recorded Oct. 23.
  • Weekley: lots 23 through 26, Block 3, Two Step Farm Section 4, from JEN Texas 35 LLC, instrument 2026112874, recorded Oct. 23.
  • Weekley: lot 1, Block 1, Woodlands Hills Section 47, from HF Holding Company LLC, instrument 2026109613, recorded Oct. 14.

What’s next

A builder construction loan often follows a lot takedown, recorded as a deed of trust on the same lots. That is the next Montgomery County Clerk filing to watch for these 12 lots.
